Open House Checklist

A room-by-room guide to what you should inspect, photograph, and ask about at every open house. Save this page on your phone and reference it during your visits.

Before You Leave Home

The Checklist

Exterior & Curb Appeal

Roof condition — missing shingles, sagging, moss, or visible wear

Foundation — cracks, water stains, or efflorescence (white mineral deposits)

Grading — does the ground slope away from the house?

Siding and trim — damage, peeling paint, rot, or gaps

Windows and doors — condition of seals, frames, and weatherstripping

Garage — door operation, floor condition, and storage space

Yard and landscaping — drainage, fencing, and mature trees near the foundation

Interior — General

Ceilings and walls — water stains, cracks, fresh paint covering issues

Floors — level throughout the home? Soft spots, creaking, or uneven areas

Windows — open and close smoothly? Condensation between panes?

Electrical — updated panel? Enough outlets? GFCI in kitchens and bathrooms?

Plumbing — run taps and flush toilets; check water pressure and drainage speed

HVAC — age of furnace and hot water tank; type of heating system

Basement — moisture, musty smell, evidence of sump pump or past flooding

Kitchen & Bathrooms

Countertops and cabinets — condition, storage space, soft-close drawers

Appliances — included in the sale? Age and condition?

Ventilation — range hood vents to the outside?

Bathroom tile — grout condition, caulking around tub and shower

Water pressure — test multiple fixtures simultaneously

Storage — linen closets, bathroom cabinets, pantry space

Overall Feel & Livability

Natural light — visit at the time of day you'd use each room most

Noise levels — listen for traffic, neighbours, HVAC hum, plumbing noise

Layout flow — does the floor plan work for your furniture and lifestyle?

Storage — closets, crawl spaces, attic access, garage capacity

Cell signal — test reception in each room

Smells — musty, chemical, pet, or smoke odours may signal hidden problems
